On Friday, April 24, 2026, a groundbreaking ceremony was held for the construction of a modern commercial and residential building known as Sahara Residence, which will be developed in Kimihurura Sector, Gasabo District. The project is located near Inzovu Mall, approximately one minute away from the facility, and about three minutes from the Kigali Convention Centre, a key hub for business and international conferences in Kigali. Sahara Residence is being developed by a Rwandan company, Prime Ltd, headquartered in Nyarutarama.

The project is designed as a 12-storey building with a basement, and will feature a rooftop area that includes a high-end penthouse. From the 3rd to the 12th floor, the building will host apartments consisting of one-bedroom and two-bedroom units of varying sizes. The first and second floors will be dedicated to commercial activities, including restaurants, a supermarket, offices, and other business services.
The development will also include a range of modern facilities such as a swimming pool for residents, a fully equipped gym, landscaped green gardens designed to improve air quality and environmental sustainability, as well as a CCTV security system to ensure the safety of residents and users of the building. In addition, the project will provide ample parking space for vehicles.
Developers announced that a significant portion of the units has already been sold, with more than 79 units already purchased and only 32 remaining. They expressed confidence that the remaining units would be sold before the end of the month. The price of a single unit starts at approximately USD 126,000, depending on size and location within the building.
Prime Ltd has also introduced flexible payment options, allowing buyers to pay between 20% and 30% upfront, with the remaining balance paid in installments, including a structured payment plan of about 1% per year. The company also confirmed ongoing discussions with banks to facilitate financing options for prospective buyers.
The Chairman of Prime Ltd stated that Sahara Residence is only the first phase of a larger development strategy, with plans to construct additional residential buildings in other parts of Kigali, including Kabeza and Rebero. He also noted that the investment is expected to generate an annual return on investment of between 12% and 14%.
During the ceremony, the Director General of the Rwanda Housing Authority, who was the guest of honor, commended Prime Ltd for the initiative and encouraged the company to ensure high-quality and durable construction standards. He also highlighted Rwanda’s continued openness to investors in the real estate sector.
He further noted that between 2026 and 2029, Rwanda is expected to require more than 500,000 housing units, with approximately 300,000 of them needed in Kigali alone, emphasizing the importance of large-scale private sector investment to meet the growing demand.
The Sahara Residence project reflects the continued transformation of Kigali into a modern urban city, offering new opportunities in housing, commerce, and investment within Rwanda’s rapidly growing real estate sector.
