As part of ongoing efforts to address the housing challenge in the City of Kigali, Rwanda continues to invest heavily in major projects aimed at building affordable and modern homes. One of the promising developments is Bwiza Riverside Homes, which was officially launched by President Paul Kagame on February 11, 2022, in Kigali Sector, Nyarugenge District.

This project is a partnership between the Government of Rwanda and an American construction company known as ADHI Corporate Group. The agreement to implement it was signed in November 2020, with both parties committing to develop it in different phases aimed at building many modern and affordable homes.
The first phase of the project was launched with seven houses officially inaugurated. However, as construction progressed, the number increased significantly, and by 2023 the first phase had been completed with about 245 houses already built. This gave hope to citizens that the housing shortage could be reduced in a visible way.
Bwiza Riverside Homes is expected to be developed in five phases, and once completed it will include around 2,270 housing units. These homes will have different prices ranging between RWF 16 million and RWF 35 million, depending on the type and size of the house. In total, the project has attracted an investment of USD 100 million, equivalent to more than RWF 140 billion.
The Rwanda Development Board (RDB) states that this project will play a major role in addressing the housing shortage, especially in Kigali City, which continues to receive more residents every day. Officials also explained that efforts have been made to lower housing prices so that even a person earning RWF 350,000 per month can afford to own a home.
Another major solution is the plan to make mortgage loans more accessible. People earning between RWF 200,000 and RWF 1,200,000 per month are expected to qualify for home loans at an interest rate not exceeding 12%, compared to the usual 18%. These loans will be repayable over a long period of up to 20 years, helping many more people secure housing.
In addition, Bwiza Riverside Homes is not only focused on the houses currently under construction but also has long-term ambitions. By 2026, more than 8,000 houses are expected to be completed, while by 2033 the number is projected to reach 40,000 homes, with 70% of them being affordable for ordinary citizens.
Overall, this project reflects Rwanda’s vision of building modern, safe, and livable cities. It offers hope that the housing challenge will continue to decrease, allowing more citizens to live in decent and modern conditions.
